Sun River Update Through April 08

Currently there are 13 homes for sale in Sun River, up from 12 at the end of February. No new sales occurred in March or April. There are currently 2 pending sales in the subdivision. YTD we have had 4 sales. On average the per square foot asking price is just over $144, a drop of about 5% from an average asking price of $151 at the end of February. The low per square foot ask is at $111, and the high is at $180. The 4 sales in 2008 were at an avg. of $149 per sq ft. All sold homes had a pool and a 3 car garage. 2 were on large oversized lots. These 13 active homes have an average days on market of 163, and range from 32 - 811.Need information about your home? Feel free to call or email. When will this market stabilize? No one can say for certain. However, the large inventory of bank owned homes (foreclosed) in the valley should start to diminish this year or early in 2009. When that is over we should begin to see a more normal market again. There are great opportunities for buyers RIGHT NOW.
